Cedar Shopping Centers to Buy 5 Pa. Giant-Anchored Properties, One Development Site
CARLISLE, Pa. -- Port Washington, N.Y.-based Cedar Shopping Centers, Inc. said yesterday that it would purchase five Giant supermarket-anchored properties in eastern Pennsylvania from Caldwell Development Co., a private development company that has developed and built a number of supermarket-anchored and other major tenant-anchored properties in that state. Additionally, Cedar will purchase an existing strip shopping center adjacent to an existing Giant supermarket-anchored center in New Cumberland, Pa.
The five Giant supermarket-anchored properties total about 353,000 square feet on about 52 acres of property. Around 85 percent of total rental income for the properties comes from long-term leases with Ahold-owned Giant Food Stores, LLC. Each supermarket has a lease extending for a minimum of 20 years, plus a number of five-year renewal options, with the earliest termination date being 2019.
The total purchase price is estimated at about $90.0 million, excluding closing costs and adjustments.
Cedar owns and operates 96 primarily supermarket- and drug store- anchored centers, with a total of about 10 million square feet of gross leasable area in nine states, mainly in the Northeast and mid-Atlantic regions.
